The Half-Acre Pathway
How owning a half-acre with AUM works.
You own your home and your work. AUM keeps the land, runs the shared spaces, and helps you reach buyers if you want that help.
What you own
Your home, your work, your lease.
You own your home; AUM keeps the land
You own your home and your work. AUM keeps the land, runs the shared spaces, and helps you reach buyers if you want that help. Your homesite is leased to you for 40 years, a lease your family can inherit.
Selling what you make is your choice
You decide what to produce and what to charge. The co-op can help you sell to our partner farms and grocers, and using that help is your choice.
How it's built
Six steps, from bare land to living.
Drag the ruler under the model to watch a Green Produce lot go up. Hover any part to see what it is.
1. Survey
The lot is surveyed and staked: corners, setbacks, the home's footprint and the septic area.
2. Groundwork
The drive and parking go in, the pad is graded, and water, power and septic are installed.
3. Home
AUM's builders, with the owner on a Builder lot, build the home and porch.
4. Production
The growing, animal or making areas are built out: beds, hoop houses, pens or the production building.
5. Network hookup
The lot joins the community: solar and water tie in, the produce stand opens, and pick-ups through the partner network begin.
6. Living
The household lives and produces on the lot. Hedgerows fill in, and temporary build areas are cleared.
Your home is finished within two years
Every sale comes with a written promise that your home is finished and ready to live in within two years of signing. If we miss it, you keep the right to make us finish, not just a refund.
Site plans are concepts
The site plans here are drawings of how a site could look. They are not surveys, and they are not an offer of a particular lot.
Your monthly
What your monthly covers.
What your monthly covers
Your monthly has up to four parts. Ground rent pays for the land. A community fee, at cost, pays for security and upkeep. Member services and growers' co-op dues are optional.
The community
Treated as one development, run by its residents.
Our sites are treated as one community
Because all AUM sites are marketed together, the law treats them as one development. We keep the number of homesites we offer at any one time to 99 or fewer, 48 in today's plans, and we follow federal land-sale rules on every sale.
Anyone may apply
AUM is an Equal Housing Opportunity. Anyone may apply, and every application is judged on the same criteria.
